My poor little sis. Today is settlement day on the house she bought. Her dream house. Her first house. And she found out at 5pm yesterday that the vendors have breached the terms of the Sale and Purchase agreement, and it looks like the whole thing is down the toilet. The dwelling is a re-located cottage, and when she got a building inspection done, it was discovered there was no code of compliance issued on the re-location. The vendors said there was, but it was lost by the council. Anyway, legally, they have to have all their paperwork up to scratch by 4pm today. The real estate agent has apparently known for some time that the council was refusing to issue a code of compliance, because he's been trying to goad them into doing it, but they're saying too long has passed (10 years). The best she can get now is a safe and sanitory certificate, but since they left it until last night to tell us what was going on, that leaves no time to get the s&s.
What really shits me is that she's not only heartbroken, she's out thousands of dollars. Building inspector fees, lawyers costs, hell - she has a truckload of whiteware that she's already paid for turning up tomorrow. Not to mention she's already hired a truck for the move, arranged a new phone number, signed all the mortgage documents, signed up for loan insurance, and my parents have a basement full of newly-purchased furniture and non-perishable groceries that were supposed to go tomorrow. Even I am climbing over the hall table in the middle of my lounge, that I bought to replace the dining room table she was taking on Sunday. I hate real estate agents. I feel sorry for the vendors as well. They'll probably lose the purchase on wherever they are moving to. If they've gone unconditional on that place, they could be in serious financial schtuk.
On a lighter note, I cannot believe I am going out to deliberately buy a Barry Manilow and a Kenny Rodgers cd today. I want Mandy so bad I can taste it. I've been hearing the Westlife version all week and it brought back the burning love I had for the song in the 70's. However, if I buy a Westlife CD my marriage will be over, and I prefer the original anyway... Hubby wants that Kenny Rodgers song that's on The Big Lebowski, when The Dude has that weird acid-trip after his drink gets spiked at the porn party. I think it's called Just Dropped In or something like that. To cheer myself up I am also going to buy two new pairs of winter pants for work. I'm actually cold this week. I haven't felt cold since last October, so it's a bit of a shock to the system!
Oh, and I had my free work-provoded flu jab yesterday. Feels like someone's punched me in the arm. Hard. Ow.

It seems the vendor's best endeavours to obtain the code of compliance - regardless of their success - was enough to meet the conditions. Her problem now will be when she comes to sell it again. She's going to try to get a safe and sanitory issued after she moves in, so the re-sale value is not affected. Anyway, if she can't sell, she can always rent it out. She would have no trouble getting tennants. The worst that could happen is that the council tells her it's not safe and sanitary, and she has to pull the building down! Since the private builders inspection she got was sparkling, and all the building consents are listed and approved, I doubt that would ever happen...

Some of his greatest hits compilations have First Edition tracks on them :o) If I could get one with that and Islands In The Stream, I'd be ecstatic. Islands is my dirty little secret, I just love that song to bits! We have an enormous shop here called Real Groovy Records - sells new and second hand cd's, vinyl, clothing, books, games... and they have a kick-ass online shop. So I'm just gonna order from there. I'm too busy moving furniture to go shopping!
